What we confirm before we touch your modules
Water hardness
Contra Costa Water District’s 2025 report lists average hardness of 74 mg/L at its two treatment plants, with reported ranges of 59 to 90 mg/L and 54 to 96 mg/L. Water that hard leaves spots on glass as it dries, so we clean with deionized water, never local tap water.
Pressure on the glass
Our SolarCleano F1’s tracks put about 0.61 psi (4,200 Pa) on the glass, under the 5,400 Pa (0.78 psi) load panel makers test their modules to. We don’t pressure wash, and we don’t use chemicals.
Scheduling around your operations
The crew works nights and weekends, and overnight when a site needs it. For a school that usually means a weekend, a non-school day, or June and July, so nobody is working around a live campus.
Offices and retail centers work the same way. The crew cleans when the parking rows or the roof are clear, scheduled for evenings, weekends, or overnight.

Getting onto elevated carports
We run a SolarCleano F1 in its 47-inch configuration on elevated carport canopies.
The robot makes sense from roughly 300 panels up. Below that, a crew is the better fit, and we'll say so before we quote. Carport specifics for school districts and business parks are on our solar carport cleaning page.
A lift sets the F1 down on the canopy and picks it back up between rows. No disassembly on site, no parts left on the ground.
How often a commercial array needs cleaning
Most East Bay commercial arrays do well with cleaning twice a year or quarterly. Low-tilt carports and flat roofs shed rain slowly, so dust stays on the glass longer than it would on a pitched roof.
Two site conditions push a schedule toward quarterly. A large resident bird population leaves concentrated droppings on the glass between visits. Construction or agricultural activity nearby puts a steady dust load on it.

Commercial solar panel cleaning questions
Does commercial solar panel cleaning affect the module warranty?
Our method follows the cleaning guidelines module makers publish: deionized water, soft-bristle brushes, no pressure washing, no chemicals. Warranty terms are set by each manufacturer, so if your modules carry their own cleaning conditions, send them with the quote request and we'll check them before the first panel is cleaned.
Can robotic cleaning equipment be used on elevated solar carports?
Yes. Total Solar Cleaning runs a SolarCleano F1 robot in its 47-inch configuration on commercial carport canopies across the Greater Bay Area. It goes up by lift and stays in one piece from row to row. Elevated carports are routine commercial work for us.
Why do you clean commercial solar panels with deionized water?

How often do commercial solar panels need cleaning in the East Bay?
Twice a year or quarterly, for most East Bay commercial arrays. Go quarterly if the site has a resident bird population, construction or farm dust nearby, or low-tilt carports and flat roofs that rain barely rinses. Otherwise, twice a year in late spring and late fall.
Can you clean our solar panels outside business hours?
Yes. We work evenings, weekends, and overnight, so the crew cleans while the parking lot or roof is empty. School sites usually go over a weekend, on a non-school day, or in June or July.
What insurance and safety training do your commercial crews carry?
Total Solar Cleaning carries $2,000,000 in general liability coverage and workers' compensation. Our crews are safety-trained for the elevated and rooftop work commercial arrays require, and our lead technician is ISCA certified through the International Solar Cleaning Academy.
What is your minimum commercial job size, and what do you not do?
We don't publish a minimum. Our SolarCleano F1 robot suits sites of roughly 300 panels and up; below that, a crew is the better fit and we quote the crew instead. We clean solar carports, flat commercial roofs, ground mounts, and multi-site portfolios. We don't do electrical work; that goes to your installer or a licensed electrician.
What documentation do you provide after a commercial cleaning?
Every commercial job comes with before and after photos of the array. On a recurring contract, each site gets the same record on every visit, and one point of contact handles scheduling and reporting for the whole account. If your procurement team needs other completion records, list them in the request.
How much does commercial solar panel cleaning cost?
We quote commercial work from array size, access, and the hours the site allows work. There's no flat per-panel rate, because a 200-panel carport over an active parking lot and a 200-panel ground mount behind a fence are different jobs.
